South Auckland house prices by suburb: the last 12 months, and where locals eat

Kia ora. People ask me the same two things at every open home: what are homes going for around here, and what's it like to live here? This post answers both for South Auckland, suburb by suburb.

The numbers, suburb by suburb

These are homes only, over the 12 months from 1 October 2025 to 30 September 2026. The median is the middle sale: half sold for more, half for less. The average is pulled up by a few big sales, which is why it usually sits above the median.

• Clendon Park: median $700,000, average $706,000, 150 sales, 24% by auction
• Clover Park: median $782,000, average $804,000, 93 sales, 37% by auction
• East Tāmaki: median $1,170,000, average $1,089,000, 85 sales, 32% by auction

A few things stand out. Flat Bush has the highest median in this list at $1,268,000, and East Tāmaki follows at $1,170,000. Clendon Park has the lowest at $700,000, with Ōtara at $719,000 and Randwick Park at $726,000. Papatoetoe was the busiest market, with 968 sales, and Manurewa was next with 755.

Auction use varies more than people expect. In Totara Heights 44% of sales were by auction and in Goodwood Heights 40%, while in Māngere it was 11%. That tells you what buyers in each pocket are used to, not which method suits your home. I'd look at your home, your street and your timing before recommending one.

A suburb figure is a starting point. It can't price a particular house, because land, condition and street matter more than the suburb line. If you want a proper read on your own place, book a free appraisal.

Away from food, Auckland Botanic Gardens on Hill Road, Manurewa, rates 4.7 from 10,052 Google reviews. Its Eye on Nature exhibition of artwork by South and East Auckland tamariki runs until 11 October, and the free Flower Finding Safari trail for kids runs until 26 October (What's on). Ōtara Market runs on Saturday mornings from 6am to noon (otaramarkets.co.nz).

What's changing locally

• Trains: the City Rail Link opened on 13 September. The old Southern Line is now the South City line, running from Pukekohe through Puhinui and Ōtāhuhu into the city, and Manukau is on the new East West line through the city tunnel to Swanson (Auckland Transport; RNZ).
• Papatoetoe: Kohuora Park has a new playground for under-12s, with new paths and seating. The park sits inside an old volcanic crater, and "Kohuora" is the crater's ancient name (OurAuckland, 24 September).
• Māngere: David Lange Park has added a sand volleyball court, an outdoor fitness area and a youth space over the past year, with a pump track and bike circuit still to come (OurAuckland).
• Manukau: the wetland at Hayman Park, next to the bus and train hub, has been restored and blessed (OurAuckland).
• Ōtara: Tupu Youth Library turned 25; the council describes it as the only youth library in New Zealand (OurAuckland).
