How we count

How to read these figures

  • Sold under the hammer is the share of auctions where the home sold on auction day, in the room.
  • Attracted active bidding is the share of auctions where at least one real bid was made.
  • The auction success rate counts every auction campaign of ours since our own records begin, whether the home sold under the hammer, before auction day or after it.
  • Typical days to go unconditional is the middle result, from the day a home was first advertised to the day the sale went unconditional.

What these figures do and do not tell you

They show what happened on auction day for the rooms and the period named. They show how buyers have responded to our campaigns.

They are not a measure of how accurate an appraisal is, they say nothing about the price any one home will reach, and they are not a promise about yours.

Common questions

Where do these figures come from?

From our own records of the auctions we run and our own tracking of the two auction rooms shown. Each figure carries the period it covers and its source, and how we count is set out on our How we count page.

Why do you compare yourselves with other auction rooms?

Because an auction result only means something beside something else. We use the same two measures for every room, sold under the hammer and attracted active bidding, so the columns can be read side by side.

Do these figures mean my home will sell at auction?

No. They describe past auctions in the periods shown. How your home sells depends on the home, the price guidance, the buyers that week and the method that suits you.

Do these results show that your appraisals are accurate?

No. They measure outcomes on auction day. To test any appraisal, ours included, ask which sales it rests on, how recent and how close they are, and why the range is as wide as it is.
