How we count

The numbers on our sold page.

Auction success rate

It is the share of the homes we list for auction that ended in a sale. A campaign counts as sold if the home sold under the hammer, before auction day, or after the auction.

Every campaign is counted, in every suburb. Homes that passed in or were withdrawn and have not sold are counted too. They are the ones that bring the rate down, and leaving them out would flatter us.

The auction days counted run from 27 May 2026 to 26 August 2026.

We count from 21 May 2026, the day our own records of every campaign begin. Before then we only hold the homes that sold, so a rate built on those years would count every sale and miss every campaign that did not sell.

Auction results come from the records of the AT Realty auction room at Ray White Manukau, where our team sells. Sales after an auction are checked against our own listing records, because the auction room does not always update a home that sells later. No sale prices are used. The percentage is rounded to the nearest whole number.

Days on the market

It is the number of days from the day a home was first advertised to the day its sale went unconditional, when the deal becomes firm. The typical figure is the middle result: half the homes sold faster and half took longer.

We show it by sale method, as the listing stood when the home sold. A home that started as an auction and was changed to by negotiation before it sold counts as by negotiation.

  • Auction: 21 days, the middle result for sales that went unconditional from 1 October 2025 to 26 August 2026.
  • By negotiation: 55 days, the middle result for sales that went unconditional from 17 October 2025 to 2 September 2026.

Homes sold by another method, such as a set sale date, are in neither figure.

Both dates come from our office listing system. Every sale in those records is counted, in every suburb, except a sale with no first-advertised date in our records or one dated after the sale. We only show a typical figure for a sale method with at least 10 sales behind it. No sale prices are used.

Success rate, all sale methods

It is the share of our listings that ended in a sale, whatever the sale method: homes sold, out of every listing that finished. A listing finishes when it sells, or when it is withdrawn or expires without selling. Homes still on the market are not counted either way.

We do not show this figure yet. Our listing records hold the homes we sold but not the listings that were withdrawn, and a rate built without them would count every sale and miss every home that did not sell. It will show here once those records are in.
