Seller Proof Index, July to September 2026: how our campaigns went and how we compare

Ray White AT Realty
Every quarter I publish how our team's campaigns went, straight from our own records, and how they compare with the auction rooms around us. The method page shows where every number comes from and how it's worked out. A figure about our own team only goes in if at least 10 homes sit behind it. The one exception is the average number of registered bidders, which comes from our own paper bidder register and is marked as such.
The quarter at a glance
- 53% of our homes sold by auction and 47% by negotiation, across the 19 homes we sold between 1 July and 30 September 2026.
- 77% of our auction campaigns sold on or before auction day. Across the whole AT Realty auction room at Ray White Manukau, ours included, it was 56%, for auction days 1 July to 23 September 2026.
- 80% of our homes that went to auction sold under the hammer (8 of 10), against 60% across the AT Realty auction room, ours included. Auction days 1 July to 23 September 2026.
- Over auction days 22 July to 23 September 2026, 60% of homes that went to auction in the AT Realty auction room sold under the hammer, against 35% at Barfoot & Thompson's auctions. This compares the two auction rooms, not our team.
- 10 of the 15 homes with an advertised date on record (67%) sold within 30 days of first being advertised.
- 11.2 registered bidders per auction property on average this quarter, from our own paper bidder register.
Our homes sold
- 19 homes sold between 1 July and 30 September 2026, counting the homes on our published sold list: 10 by auction and 9 by negotiation. By negotiation includes homes that passed in at auction and sold afterwards.
- 21 days was the typical time on the market, from first advertised to an unconditional sale, when the deal becomes firm. That's the middle result across 15 homes; 4 sales have no first-advertised date in our records, so they aren't counted here.
- 10 of those 15 homes sold within 30 days of first being advertised. The quickest took 7 days and the longest took 83.
How our auctions went
13 of our campaigns had their auction day between 1 July and 23 September 2026. That was the last auction session in the auction room's records when this report was put together, so any later auction goes into the next edition. As those records stood on 25 September:
- 8 sold under the hammer on auction day.
- 2 sold before auction day.
- 1 passed in and sold after the auction.
- 1 passed in and had not sold.
- 1 was withdrawn before auction day and had not sold.
That's 11 of 13 sold, and 10 of 13 sold on or before auction day. Of the 10 homes that went to auction on the day, 8 sold under the hammer.
How we compare
Every figure in this section comes from auction room results we track ourselves, lot by lot. Each pair is measured the same way, over the same auction days.
Our team and the AT Realty auction room, auction days 1 July to 23 September 2026. The room's figures include ours.
- Sold on or before auction day: our team 77% (10 of 13); the auction room 56% (78 of 140).
- Sold under the hammer, of the homes that went to auction on the day: our team 80% (8 of 10); the auction room 60% (74 of 124).
The AT Realty auction room and Barfoot & Thompson, auction days 22 July to 23 September 2026. Our tracking of Barfoot & Thompson's auctions starts on 22 July, so both sides cover the same weeks. It takes in every Barfoot & Thompson auction in that tracking: their Central Auction Rooms, The Promenade and Highbrook rooms, and their branch auctions, including a few outside Auckland. The two cover different areas and different homes, so part of the difference may come from where and what is being sold, not only who is selling it.
- Sold under the hammer, of the homes that went to auction on the day: AT Realty 60% (62 of 103); Barfoot & Thompson 35% (208 of 598).
Fewer than 10 of our own team's homes went to auction in those weeks, so our team's figure isn't set beside Barfoot & Thompson's.
AT Realty's quarter
Our team sells as part of AT Realty, the Ray White franchise that runs the auction room at Ray White Manukau. Ray White's own sales system, Pulse, shows AT Realty agents sold 316 homes with a sale date from 1 July, as it stood on 29 September 2026. A home shared by two AT Realty offices is counted once.
In the AT Realty auction room, 56% of the 140 campaigns with an auction day from 1 July to 23 September sold on or before the day, and 60% of the homes that went to auction sold under the hammer.
Why Pat and why Ray White?
- Registered bidders. Our paper bidder register recorded 11.2 registered bidders per auction property on average this quarter.
- Our success rate. From 1 July to 23 September 2026, 8 of our 10 homes that went to auction sold under the hammer (80%), against 60% across the AT Realty auction room, which includes ours.
- The AT Realty auction room. Over auction days 22 July to 23 September 2026, 60% of homes that went to auction in the AT Realty auction room sold under the hammer, against 35% at Barfoot & Thompson's auctions. That compares the two rooms, not our team.
Results by suburb group, last 12 months
One quarter is too few sales to split by area, so this part covers 12 months, 1 October 2025 to 30 September 2026. Our sold list has 80 homes sold in that time.
- Māngere, Māngere East, Māngere Bridge and Favona: 19 sold, 9 by auction and 10 by negotiation. Typical time on the market 21 days, across the 12 homes with both dates recorded.
- Manurewa, Clendon Park, Randwick Park, Weymouth, Alfriston and Totara Park: 22 sold, 9 by auction and 13 by negotiation. Typical time on the market 28 days, across 16 homes.
- Papatoetoe, Ōtara, Clover Park and Wiri: 15 sold, 5 by auction and 10 by negotiation. Typical time on the market 21 days, across 12 homes.
- Papakura, Opaheke, Karaka and Glenbrook: 10 sold, 1 by auction and 9 by negotiation.
- Further afield, from Manukau and Flat Bush to Onehunga, Point Chevalier and Henderson: 14 sold, 3 by auction and 11 by negotiation.
For Papakura and the rural south, and for our sales further afield, fewer than 10 homes have both dates recorded, so there's no typical time on the market for them.
