Seller Proof Index: how the numbers are worked out

This page explains how the Seller Proof Index is put together, so you can see where each number came from.
What goes in
Our own team's campaigns; the results of the AT Realty auction room at Ray White Manukau, where our team sells; AT Realty's sales as Ray White's own system records them; and, for comparison, Barfoot & Thompson's auction results as we track them ourselves. The report never uses sale prices, property portal data or any agency's own published statistics, and no address is published.
Where the numbers come from
- Our sold list. The team sold list published on our websites decides which homes count as our sales, their suburb, and whether each sold by auction or by negotiation.
- Our listing records. Our office listing system (VaultRE) gives the date each home was first advertised and the date its sale went unconditional.
- Auction room results. We track every lot in AuctionsLive, the online system the auction rooms run on, one by one, recording what happened: sold under the hammer, sold before auction, passed in, sold after auction, or withdrawn. That covers the AT Realty auction room and Barfoot & Thompson's auctions, captured the same way. Barfoot & Thompson's include a few branch auctions outside Auckland, so the two cover different areas and homes. The records were last captured on 25 September 2026.
- Ray White Pulse. Ray White's own sales system gives AT Realty's sales: the homes Pulse records as unconditional or settled, as it stood on 29 September 2026. A home shared by two AT Realty offices is counted once. No prices or commission figures are used.
- Our paper bidder register. The 11.2 average registered bidders per auction property comes from the register our team keeps on paper at each auction, for this quarter. It isn't held anywhere else, so unlike every other number here it can't be recomputed from our records, and the minimum number of homes below doesn't apply to it.
Time windows
- Our sales: 1 July to 30 September 2026.
- Our auctions and the AT Realty auction room: auction days from 1 July to 23 September 2026, the last session in the auction room's records, with outcomes as they stood on 25 September.
- The comparison with Barfoot & Thompson: auction days from 22 July to 23 September 2026 for both sides, because our tracking of Barfoot & Thompson's auctions starts on 22 July.
- AT Realty's sales: sale dates from 1 July, as Pulse stood on 29 September 2026.
- Suburb groups: 12 months, 1 October 2025 to 30 September 2026, because a single quarter doesn't have enough sales in any one area.
The minimum of 10 homes
A figure about our own team is only published if the group it comes from has at least 10 homes. Counts inside a group can be smaller. Where a group or a measure falls short, it's left out and the report says so. This edition left out the typical time on the market for Papakura and the rural south and for our sales further afield, days on market for negotiation sales on their own, suburb groups within a single quarter, and our own team's figure in the Barfoot & Thompson comparison, because fewer than 10 of our homes went to auction in those weeks.
Sample sizes in this edition
- Homes we sold in the quarter: 19.
- Days on market in the quarter: 15 homes. 4 sales had no first-advertised date in our records.
- Our auction campaigns: 13, of which 10 went to auction on the day.
- AT Realty auction room: 140 campaigns, of which 124 went to auction on the day.
- Comparison weeks: 103 homes went to auction in the AT Realty auction room and 598 at Barfoot & Thompson's auctions.
- AT Realty homes sold, from Pulse: 316.
- Homes we sold over 12 months: 80.
- Māngere group: 19 sales, 12 with both dates.
- Manurewa group: 22 sales, 16 with both dates.
- Papatoetoe, Ōtara, Clover Park and Wiri group: 15 sales, 12 with both dates.
- Papakura, Opaheke, Karaka and Glenbrook group: 10 sales.
- Further afield: 14 sales.
How each figure is worked out
- Percentages are rounded to the nearest whole number.
- Days on market are calendar days from the date a home was first advertised to the date its sale went unconditional. A sale with no first-advertised date, or one dated after the sale, is left out of the days-on-market figures.
- Typical time on the market is the middle result when every home is lined up from fewest days to most. With an even number of homes, it's the halfway point between the two in the middle.
- By negotiation includes homes that passed in at auction and sold afterwards.
- Sold on or before auction day counts homes sold under the hammer or before auction, out of every campaign with its auction day in the window, including any withdrawn. It's only used between our team and the AT Realty auction room. Barfoot & Thompson's auction records list very few withdrawn or pre-sold homes, so this measure wouldn't be a fair comparison with them.
- Went to auction on the day means the home was sold under the hammer, passed in, or passed in and sold afterwards. A handful of Barfoot & Thompson lots carry outcome codes whose meaning we can't confirm, so they're left out of Barfoot & Thompson's figures altogether rather than counted against them. None of the AT Realty room's lots carry those codes.
- Sold under the hammer is out of the homes that went to auction on the day.

- Māngere, Māngere East, Māngere Bridge and Favona.
- Manurewa, Clendon Park, Randwick Park, Weymouth, Alfriston and Totara Park.
- Papatoetoe, Ōtara, Clover Park and Wiri.
- Papakura, Opaheke, Karaka and Glenbrook.
- Further afield: Manukau, Flat Bush, Mount Wellington, Ellerslie, Stonefields, Onehunga, Mount Roskill, Point Chevalier, Northcross, Green Bay, Kelston, Massey and Henderson.
