Real estate agents in Manurewa: choosing one, and the homes we've actually sold in 2026

If you're deciding who to trust with your Manurewa home, I'd rather show you our actual recent results and a straight checklist than hand you a slogan. So here's where the market sits in 2026, the real homes the team has sold across the wider Manurewa area, and how I'd choose an agent here if it were my own house.
What Manurewa homes are worth in 2026
The median sale price in Manurewa is $754,000 (REINZ rolling 12-month median via realestate.co.nz, June 2026). I use that as the starting point at every appraisal, never the finish line. Manurewa is several markets, not one: Weymouth and Wattle Downs run well above the median, while parts of Clendon and Randwick Park sit below it. The only way to get a real read on a specific home is comparable sales from its own pocket, not the suburb average dropped on your street.
And to be clear on which number that is: the median sale price is what homes actually settled for, recorded by REINZ, not an advertised asking price and not an automated online "value" estimate. I price off real comparable sales, never an algorithm's guess.
What the team has actually sold across Manurewa
Real, settled results tell you far more than a median. Here's a recent run from the wider Manurewa area, and I'll flag honestly that some sit on the greater-Manurewa edge (Clendon Park, Alfriston, Wiri), not Manurewa proper:

- 1/20 Rata Vine Drive, Wiri: $540,000, by negotiation, 26 February 2026

It's the home, the pocket, the section, the condition, and the method we matched to each one. How to choose a real estate agent in Manurewa
Here's the honest checklist, and I'd hold the team to every line of it:
- Ask for comparable sales on streets like yours. A genuinely local agent shows you settled results from your pocket, not the suburb average. If they can't, they don't work Manurewa closely enough.
- Be wary of an inflated appraisal. Over-promising on price to win the listing, then grinding the vendor down later, is the oldest trick in this business. Ask to see the working behind the number.
- Check they know the pockets. Manurewa proper, Clendon, Hill Park, Weymouth, Wattle Downs and the Alfriston edge are different markets. The right agent prices to the pocket, then widens out.
- Expect a clear method call. Manurewa is auction country for homes with broad appeal, but not every property, and a good agent tells you which fits yours and why.
- Get the costs in writing up front. Marketing spend and commission should be agreed before you commit, with no surprises.

The pockets behind the prices
Manurewa proper carries the broadest appeal. Clendon Park pulls its own buyer pool at a lower entry band, which is where the $700,500 Roscommon Road result sits. Alfriston on the greater-Manurewa edge runs higher, as the $845,000 Rathmar Drive sale reflects. Out toward Weymouth and Wattle Downs you're paying for space and a quieter, family feel, a different buyer again from the stock near the town centre. I price to the pocket, then widen out, never the suburb average dropped on top of your street.
Schools and zones
A quick correction, because people still get it wrong: New Zealand replaced the old decile system with the Equity Index in January 2023 (Ministry of Education). Decile is gone, so don't let anyone quote you one. What matters for buyers is the home zone: live in-zone and your child automatically qualifies to enrol; out-of-zone places are limited and go to a ballot. Zone boundaries follow streets and can shift as rolls grow, so check the school's own in-zone address list for your street before you assume, and if your home is clearly in zone, we confirm it and print it in the marketing.
