Choosing a real estate agent in Māngere East: what to actually check

Māngere East sellers ask me a version of the same thing almost every appraisal: how do I actually pick the right agent? Not the one with the biggest sign board, the one who genuinely knows this suburb street by street. Here's what I'd check.

Ask for the real market figure, not a guess

The REINZ median sale price for Māngere East is $800,167 over the last 12 months (REINZ via realestate.co.nz, checked July 2026), down around 4.7% on the previous 12-month period. That's a real, dated number, and any agent quoting you a figure for the suburb should be able to point to where theirs comes from. A suburb median is still only a starting point though: your street, your section and your home's condition move the number from there, which is exactly why a proper appraisal on your specific property matters more than the headline figure.

Ask for real settled sales on streets like yours

Rather than take a suburb average at face value, ask for actual recent sales:

Ask which method suits your specific home

Auction works well for some Māngere East homes; a negotiated private treaty sale suits others better. It comes down to the property and who's likely to compete for it. Ask any agent which they'd run for your home and why, rather than accepting whichever method their office defaults to on every listing.

Ask how they'd market your home's location

Māngere East sits close to good transport: bus routes run through the suburb (including routes serving Māngere and the wider area), and Puhinui train station, on the Eastern Line, is a walkable distance from parts of the suburb. An agent who knows the area will tell you honestly how your specific street relates to that transport, rather than a blanket "close to everything" claim that doesn't hold up when a buyer checks the map themselves.

Ask about schools and zones, precisely

Māngere East has real local options worth knowing: Māngere East School (21 Yates Road) is the local full primary, De La Salle College (81 Gray Avenue) is a Catholic boys' secondary school based in the suburb, and Aorere College's Southern Cross Campus (237 Buckland Road) also sits within Māngere East. New Zealand replaced the school decile system with the Equity Index in January 2023 (Ministry of Education), so a decile figure from an agent is out of date. Zones run street by street, so ask for the school's own published in-zone list for your exact address rather than a general suburb assumption.
