Onehunga, Māngere Bridge, Hillsborough and Mount Roskill sit on either side of the Manukau Harbour and Te Auaunga, and buyers often weigh them against each other. Here's how they compared over the last 12 months, plus the local picture.

The numbers, suburb by suburb

Homes only, from 1 October 2025 to 30 September 2026. The median is the middle sale. The average includes the bigger sales, so it sits higher.

• Hillsborough: median $1,050,000, average $1,098,000, 111 sales, 23% by auction
• Māngere Bridge: median $925,000, average $985,000, 227 sales, 14% by auction
• Mount Roskill: median $981,000, average $1,040,000, 404 sales, 21% by auction
• Onehunga: median $1,002,000, average $1,095,000, 358 sales, 23% by auction

Hillsborough has the highest median of the four at $1,050,000, and Onehunga passed the million-dollar line at $1,002,000. Māngere Bridge sits at $925,000, and Mount Roskill at $981,000 was the busiest market, with 404 sales. Māngere Bridge used auction least, at 14%.

For a walk, Onehunga Bay Reserve rates 4.5 from 1,054 Google reviews and Puketāpapa / Mount Roskill Summit 4.5 from 682. In Jellicoe Park, the Onehunga Blockhouse is the only one left of twelve defence strongposts built around Auckland in 1860 (Heritage NZ).

What's changing

• Trains: since the City Rail Link opened on 13 September, the Onehunga line is the Onehunga West line, running every 30 minutes, with city trips via a transfer at Newmarket (RNZ).
• Onehunga town square: a new square and community hall are planned between Church Street and Princes Street, replacing the 1970s Pearce Street Hall; the oak tree and the Elizabeth Yates mural stay (Onehunga Community News).
• Pies: Penny Lanes Bakery in Onehunga won gold for its vegetarian pie at the Bakels NZ Supreme Pie Awards (Onehunga Community News).
• Mount Roskill: 126 metres of Te Auaunga (Oakley Creek) was brought back into the open along Morrie Laing Avenue, with 35 trees and 1,834 plants (Roskill Development). In Roskill South, 528 new homes are finished (Q2 update).
• Onehunga planning: the council's proposed Plan Change 120 changes name Onehunga as a town centre that keeps more apartment and terraced housing options; decisions are expected in mid-2027 (OurAuckland).
